It is unclear from this Agenda if the District plans to sell the Pacifica San Juan lot outright, or to lease the land or partner with a developer to develop the land. I want to caution Trustees that this lot has 30' of dirt on it to prevent the hill behind it from sliding- this is a land slide area.

The Pacifica San Juan Residents are concerned about the height of a 3-4 story building being built on a lot that is already 30' above grade. There are discussions about removing some of the dirt to lower the grade- but the dirt was placed there to prevent the hill above from sliding.

CUSD does not own this land, it has an option to purchase this land. CUSD could make money by selling the land outright. However the liability of a lease arrangement or a partnership to develop the land that could slide may not be in the best interest of CUSD.
